This project came with an unusual challenge: the home was located in a regulated coastal flood zone, meaning the renovation had to stay closely aligned with the approved buildable plan.
As construction progressed, changing field conditions, structural issues, product changes, trade dependencies, inspections, design decisions, and sequencing adjustments created approximately 2½ months of additional variance work.
Significant changes could have pushed the project into a different regulatory path, potentially requiring major changes to the existing structure.
Instead, Bernier worked through those challenges within the established project framework—solving problems without continually redirecting the project or forcing the homeowners to rethink the home they wanted.
